BUYING A HOME IN SALEMTOWNEWhat you need to knowWhen you buy a home in Salemtowne you become a member of the Salemtowne Civic Association, which is managed by a volunteer Board of Directors elected by the community's residents. In addition to the Directors, all committee chairpersons are volunteers serving without pay. Paid employees of the Association include the Superintendent of Grounds, his grounds crew and an Office Manager. Salemtowne is governed by a Declaration of Covenants, Conditions and Restrictions and Bylaws as well as Rules and Regulations adopted to retain the qualities that initially attract residents to Salemtowne. At least one person in each household must be 55 years of age, and there may be no children under the age of 18 living at home. Grandchildren are always welcome as visitors! For 2008 the annual assessment per household is $641. This maintains the golf course, common grounds and community facilities. Golf membership is optional. The 2008 annual fee of $398 per person allows unlimited play. The majority of Salemtowne homes are one level with two or three bedrooms. A limited number of homes are two-level. In addition to single residence lots, there are two groups of condominiums. Our nine-hole executive golf course and open greenways provide residents with pleasing vistas.
In the past year the purchase prices of freestanding homes ranged from $150,000 to $350,000. This range reflects both the size and location of the property. Several condos were also sold. The Salemtowne Civic Association does not handle property sales. Prospective residents should contact a local realtor.
